The house is beautiful both inside and outside. Excellent access to both countries very nice in Tuscany and Umbria. The only drawback, if you really want to find the showers, especially on the ground floor: the curtain is unbearable xchè tagging along plus the bathroom was always flooded even though we were careful. In summer it is perhaps a minor problem, in winter no! If I may suggest to the owner by the way very kind: put some nice glass showers, so the bathrooms are up to the rest of the house! And better to explain the operation of the boiler so you avoid unpleasant surprises!
La casa è molto bella sia internamente che all'esterno. Posizione comodissima per raggiungere paesi molto carini sia in toscana che in Umbria. Unico neo,se proprio vogliamo trovarlo, le docce, soprattutto quella al piano terra: la tendina è insopportabile xchè si appiccica addosso in più il bagno era sempre allagato nonostante stessimo attenti. In estate forse è un problema di poco conto,in inverno no! Se posso dare un suggerimento alla proprietaria tra l'altro gentilissima : mettete dei bei vetri alle docce, così anche i bagni saranno all'altezza del resto della casa! E spieghi meglio il funzionamento della caldaia così si evitano brutte sorprese!

Very peaceful. Very welcome. Exceptional location. Panoramic view. Infinitive pool. Access is a little confusing, through woods on a stony road. The cottage is very well equipped (dishwasher, washing machine, etc.). The rooms are large and comfortable. The place is close to Sienna, Florence, Arezzo and San Gemminiano. Florence is accessible by train from a nearby train station (11 ? return). The only negative point is perhaps the fairly long drive on the road through the woods. A remake: YES
Très paisible. Très bon accueil. Situation exceptionnelle. Vue panoramique exceptionnelle. Infinitive pool. L'accès est un peu déroutant à travers des bois sur une route en pierrailles. Le gîte est très bien équipé (lave-vaisselle, machine à laver, etc.). Les chambres sont grandes et confortables. L'endroit est proche de Sienna, Florence, San Gemminiano et Arezzo. Florence est accessible en train à partir d'une gare toute proche (11€ aller-retour). Le seul point negatif est peut-être la route assez longue sur la route à travers les bois. A refaire: OUI

Gianluca us very welcome and was very helpful. The rental was beautiful, very spacious and very well equipped (exactly like the pictures). We also enjoyed documents containing lots of useful information such as restaurant addresses, doctors, various events or means of transportation .... Note that the last stretch of the access is unpaved (but not a problem ) and that as it is a stone house sound insulation between floors is not optimal (also depends on the tenant above ... ;-)). Edit: Improvements have been undertaken by more ... In summary we had a great rest and quiet and also houses beautiful visits (Siena, San Gimignano, Florence, ...)
Gianluca nous a très bien accueilli et a été très serviable. La location était magnifique, très spacieuse et très bien équipée (exactement comme sur les photos). Nous avons également bien apprécié les documents contenant plein d'informations utiles comme adresses de restaurant, médecins, diverses manifestations ou moyen de locomotion.... A noter que le dernier tronçon de l'accès est non goudronné (mais ne pose pas de problème) et que comme il s'agit d'une maison en pierre l'isolation phonique entre les étages n'est pas optimale (dépend aussi du locataire du dessus... ;-) ). Edit : Des améliorations ont été entreprise par la suite...
En résumé nous avons passé de belles vacances de repos et calme au gîtes et également de belles visites (Sienne, San Gimignano, Florence,...)

The ideal to visit and return to calm. A beautiful landscape. The house where we stayed was spacious, the rooms included a large wardrobe and a large chest of drawers, the luxury store. Exterior were well planned swimming pool, bowling green real with a roller to tamp the sand, chess and outdoor games for children and barbecue. The owners are very friendly and helpful. They prepared in a briefcase all useful addresses. The pool was a little chilly (it was good but not hot) the owner advised us of the baths very popular with Italians with water at 39 ° few kilometers. In short this property is very comfortable. I recommend it and if you love animals, you'll come across rabbits, deer and pheasants.
L'idéal pour visiter et retourner au calme. Un superbe paysage. La maison où nous logions était spacieuse, les chambres comprenaient une grande armoire et une grande commode, le luxe pour ranger. Les extérieurs étaient bien aménagés : piscine, vrai terrain de boules avec un rouleau pour damer le sable, jeu d'échecs et jeux de plein air pour enfants et barbecue. Les propriétaires sont très aimables et attentionnés. Ils avaient préparé dans un porte-documents toutes les adresses utiles. La piscine étant un peu fraîche (il faisait bon mais pas chaud) le propriétaire nous a conseillé des thermes à quelques kilomètres très prisés par les italiens avec une eau à 39°. En un mot cette location est très confortable. Je la recommande et si vous aimez les animaux, vous croiserez des lapins, des chevreuils et des faisans.

We rented one of the apartments of the two properties Gianluca. The isolated setting was beautiful and well-equipped home. The reception is very professional and friendly and the wine enjoyable. The sound insulation of the apartment is poor with respect to noise from the apartment above. That aside, the location is really great!

L'accueil est très professionnel et sympathique et le vin de la maison agréable.
L'isolation phonique de l'appartement laisse à désirer vis à vis des bruits de l'appartement du dessus.

The Casa Leopoldina on Monte di Rota / Ambra / Commune di Bucine (AR) is a wonderfully and lovingly restored country house with high standard of comfort that leaves nothing to be desired. Particularly catches the eye that the owners were trying to preserve the old buildings as much as possible while providing a modern and super-equipped accommodation. Particularly noteworthy are the spacious sunbathing areas around the large and well-maintained swimming pool. Due to the height of the entire site you can enjoy an expansive panoramic views in the region - from the pool during the swim - and looks at night in the distance the lights of the city of Siena and other places in the area. The grounds, the pool and the grounds are maintained daily and are always tip top. The personal attention by the owner, such as whether something is needed, is excellent. The new Poule de Petance - conditioning challenged us to exciting competitions. The chessboard was during our presence nearing completion, I imagine it but exciting and relaxing at the same time before, to play a game of chess in the woods of the property.Monte Rota is also a good starting point for hiking and / or mountain bike tours of the area, with the precise maps and directions, who compiled into a guest session, the owner, is extremely helpful for orientation. Finally, the solid and provided with a solid base access road is to be mentioned that even prolonged and heavy rain (as often happens this summer) survives without washouts and is great to drive. This was certainly not our last vacation to Monte di Rota - sequel will follow!
Die Casa Leopoldina auf Monte di Rota /Ambra / Commune di Bucine (AR) ist ein wunderbar und liebevoll restauriertes Landhaus mit hohem Wohnkomfort, der nichts zu wünschen übrig lässt. Besonders ins Auge sticht, dass die Besitzer bemüht waren, die alte Bausubstanz so weit wie möglich zu erhalten und gleichzeitig eine moderne und super ausgestattete Ferienunterkunft bereitzustellen. Besonders hervorzuheben sind die großzügigen Liegeflächen rund um den großen und gepflegten Swimmingpool. Auf Grund der Höhe des gesamten Geländes genießt man einen weitläufigen Rundumblick in das Umland - auch während des Schwimmens vom Pool aus - und sieht nächtens in der Ferne die Lichter der Stadt Siena und der übrigen Orte in der Umgebung. Das Grundstück, der Pool und die Anlagen werden täglich gepflegt und sind immer tipp top. Auch die persönliche Betreuung durch die Vermieter, etwa ob etwas benötigt wird, ist ausgezeichnet. Die neue Poule de Petance - Anlage forderte uns zu spannenden Wettkämpfen heraus. Das Schachbrett war während unserer Anwesenheit kurz vor der Fertigstellung, ich stelle es mir aber spannend und erholsam zugleich vor, im Wald des Grundstücks eine Partie Schach zu spielen. Monte die Rota ist auch ein guter Ausgangspunkt für Wanderungen oder / und Mountainbiketouren in die Umgebung, wobei die genauen Karten und Wegbeschreibungen, die die Vermieter in einer Gästemappe zusammengestellt haben, äußerst hilfreich zu Orientierung sind. Nicht zuletzt soll der feste und mit solidem Untergrund versehene Zufahrtsweg erwähnt werden, der auch längeren und starken Regen (wie im heurigen Sommer öfter passiert) ohne Ausspülungen übersteht und super zu befahren ist. Dies war sicher nicht unser letzter Urlaub auf Monte di Rota - Fortsetzung wird folgen!

The complex is quiet, very well maintained with lovely details like flowers, hammock and herb garden. The view is indescribably beautiful, the apartment Campo very spacious and comfortably furnished. The owners speak very good German and are very friendly and courteous, but still cautious. Thus a relaxing holiday, nothing stands in the way.
Die Anlage ist ruhig gelegen, sehr gepflegt mit vielen liebevollen Details wie Blumen, Hängematte und Kräutergarten. Die Aussicht ist unbeschreiblich schön, die Wohnung Campo sehr grosszügig und komfortabel möbliert. Die Besitzer sprechen sehr gut Deutsch und sind sehr freundlich und zuvorkommend, aber trotzdem zurückhaltend. Somit steht einem erholsamen Urlaub nichts im Weg.

Beautiful house with lots of privacy. Fully equipped with beautiful, large swimming pool. Eve and Gianluca Ustori are quite modest, but very helpful to make it. Guests feel at home is All that makes the long, narrow and steep access road quite well. Highly recommended for those looking for relaxation.

What a wonderful holiday! The house is a magical place, an enchanting, situated on a hill in a forest of oaks populated by deer, rabbits and squirrels. The view sweeps over the rolling hills of Tuscany to reach Siena. In short, the ideal place for rest, but also for walks in the woods or a swim in the pool. Also nearby are the city of art, among the most famous in the world. The narrow road to get there is a little 'inaccessible but in reality in just a few minutes to reach the village, where it is possible to supply everything (excellent butcher). And this is just the outline: the farmhouse has been completely renovated recently and offers all the comforts possible. The kitchen is fully equipped and the rooms are spacious and comfortable. Suitable for families (there are also games for the little ones), but also to groups of friends, as all rooms are en suite. In short, we loved it and hope to return at the first opportunity.
Che bella vacanza! Il casale è un luogo magico, incantevole, situato su un colle in un bosco di lecci popolato da cervi, lepri e scoiattoli. La vista spazia sulle dolci colline toscane fino a raggiungere Siena. Insomma il posto ideale per il riposo, ma anche per passeggiate nel bosco o un bagno in piscina. Inoltre nei dintorni si trovano città d'arte tra le più famose nel mondo. La stradina per arrivare è un po' impervia ma in realtà in pochi minuti si arriva al paese, dove è possibile far rifornimento di tutto (ottima la macelleria). E questo è solo il contorno: il casale è stato completamente ristrutturato da poco e offre tutti i confort possibili. La cucina è attrezzatissima e i locali sono ampi e confortevoli. Adatto alle famiglie (ci sono anche i giochi per i più piccoli) ma anche a comitive di amici, in quanto tutte le camere sono dotate di bagno. Insomma a noi è piaciuto moltissimo e speriamo di tornare alla prima occasione.
